OAKWOOD ESTATES HOMEOWNERS ASSOCIATION, INC.

ANNUAL MEETING
NOVEMBER 10, 2005

A meeting of the Oakwood Estates Homeowners Association, Inc. was held on November 10, 2005 at the Oak Valley Baptist Church with Mike Cameron presiding. The primary purpose of the annual meeting is to elect officers and area directors for the coming year. The following items were discussed.

Minutes

The minutes of the June 24, 2004 Annual Meeting were read by Elaine Staff and approved as written.

Treasurer’s Report

The Treasurer’s Report was given by Ruthanne Tomanica. It includes cash flow data from June 24, 2004 to November 10, 2005. A copy is attached. A motion to accept the Treasurer’s Report was made by Celeste Schmidt and seconded by Jeri Cameron.

Old Business

1. Oakwood Estates Website. Mike Cameron complimented Sue Manginelli for the wonderful job that she has done in setting up and maintaining the website: oakwoodfranklin.com. Sue expressed a lack of involvement by homeowners and encouraged members to participate.

2. Oakwood Entrances. Mike noted that he has received negative feedback concerning maintenance of entrances.

3. Berry Farm Development. The Homeowners Association has been monitoring the progress of the Berry Farms Development in order to ensure that Oakwood property owners remain informed. It was also mentioned that the creek that flows through the Berry Farm property was not going to be rerouted as the developers had requested, due to the environmental concerns of neighboring homeowners. Sheila Graham delivered 167 signatures from Oakwood and Green Valley homeowners voicing their disapproval to the state.

New Business

Election of Officers and Section Directors. Mike Cameron stated that he and Jeri would not be able to serve in the capacity of president and vice-president. Mike opened the floor for nominations and the following members were elected unanimously by those in attendance:

President – Pat Corazao will serve as president. Ron Mosby nominated Pat and Jeri Cameron seconded the nomination.

Vice President – Steve Lutz will serve as vice-president. Celeste Schmidt nominated Steve and Dave Manginelli seconded the nomination.

Secretary – Elaine Staff will serve as secretary. Sue Manginelli nominated Elaine and Jeri Cameron seconded the nomination.

Treasurer – Ruthanne Tomanica will serve as treasurer. Steve Lutz nominated Ruthanne and Celeste Schmidt seconded the nomination.

The following homeowners will serve as section directors:

Section 1 – Lea Mosby
Section 2 – Marty Gensci
Section 3 – to be filled
Section 4 – Beth Kitson
Section 5 – to be filled
Section 6 – to be filled

Efforts will be made to appoint directors for Sections 3, 5 and 6. Sheila Graham volunteered to serve as hospitality chairperson. Mike Cameron motioned that the meeting be closed and Jeri Cameron seconded the motion.

Special guests John Hancock and Betsy Hester, who serve as County Commissioners from the 2nd District, were introduced.

John Hancock detailed pertinent information concerning area growth and management. John Hancock graciously fielded questions from those in attendance before adjourning to attend another meeting.

Mike Cameron opened the floor for additional comments and questions. Concerns shared included:

1. Sheila Graham has contacted the city of Franklin and Lee Sanders, the Codes Compliance Director for Williamson County regarding excessive blasting vibrations by Vulcan Quarry. Sheila volunteered to monitor this problem.

2. Lloyd Royse suggested that dues letters contain information about the Homeowners Association.

3. Sue Manginelli offered to chair the entrance committee and agreed to form a committee to set up a schedule for regular maintenance of the entrances.

Many expressed gratitude to Mike and Jeri Cameron for their services. Mike then introduced the new Homeowners Association president, Pat Corazao. Pat is eager to serve and stated that she is open to suggestions – not complaints. Pat related her family’s difficult experience with a pit bull dog in the neighborhood. Efforts will be made to ensure the safety of the residents of Oakwood Estates.

The meeting was adjourned a second time by a motion from Celeste Schmidt which was seconded by Jeri Cameron.
